It is of course discretionary to have adequate insurance cover for your contents and buildings, but we would strongly urge you to ensure that your property is properly and sufficiently insured. We would recommend that you write to your insurance company (ies) to ensure that you have cover for fire, contents, Property Owners Liability risks and most importantly that they will continue to cover you for accidental damage as this is a common omission from ordinary policies. If possible we ask you to provide us with details of your insurance cover in order that we can discuss with your tenants their own liability for accidental damage and personal possessions. We are able to offer you contents and buildings insurance which is aimed specifically at landlords and could afford you cover peace of mind.
Contents and Buildings insurance can prove to be difficult to arrange for someone who has decided to let out their house. Occasionally an insurance company is prepared to provide limited cover with strict terms and conditions imposed usually stating the fact that they will not cover Accidental damage. nor will they normally cover properties that are unoccupied. Summary Of Covers Available
Smart Rent Protection
- Covers loss of rent up to £3000 per month should a tenant fall into arrears
- Covers loss of rent for up to 4/5 months (the first months rent should be paid in advance so will not be covered) on a 6 month warranty the client is covered for up to 4 months arrears, and up to 5 months arrears on a 12 month warranty.
- Covers legal expenses authorised/incurred by FCC Paragon, including costs to obtain vacant possession following non payment of rent (total benefit up to a maximum of £25,000
- Available for 6 or 12 month periods (depending upon length of tenancy agreement) and can be easily renewed.
- All tenants/Guarantors if applicable must undergo and pass FCC Paragon’s full tenancy reference.
- 1 Months Rent Excess
Smart Rent Protection Plus
- All the same benefits as Smart Rent Protection but with no excess
Superior Rental Protection
Superior Rental Protection is a rental warranty product, designed by FCC Paragon to give landlords complete peace of mind when letting out their investment property.
A tenant defaulting on rent is a potential problem all landlords can be faced with. This product provides cover for legal costs and proceedings when a tenant fails to perform their rental obligations under the Tenancy Agreement, as well as covering the landlord for rental arrears should a tenant default.
How Does It Work?
For example: The landlord takes out Superior Rental Protection and the tenant moves into the property on 1st January on a 6 month contract, after undergoing and passing FCC Paragon’s full tenancy reference. (All Tenants & Guarantors if applicable must undergo and pass FCC Paragon’s full tenancy reference).
The tenant then pays rent on time each month until being made redundant on 1st April. In result, the landlord decides to make a claim under their warranty contract (within 31 days). The Superior Rental Protection then pays out the rent to the landlord as the tenant is unable to make any further payments, and the council are stating they will not house the tenant until they are evicted.
Once the 6 month contract ends the landlord renews the Superior Rental Protection Warranty, the landlord then continues to get their rent as well as the legal costs paid for the months in which it takes to evict the tenant.
- Covers loss of rent up to £4,000 pcm should a tenant fall into arrears
- Pays up to vacant possession, even if the tenancy agreement has ended, as long as the warranty remains in place and is paid as per wording in the terms & conditions and Renewal Notice
- Covers Legal Expenses for eviction proceedings following correct issue of Section 21.

- Transferable contract available if Tenants vacate and you have remaining months left on the warranty you can transfer the benefit on to the new tenancy agreement (subject to full terms & conditions and Transfer guidelines)
- Covers Legal Expenses authorised/incurred by FCC Paragon including court costs to obtain vacant possession following non payment of rent (Total benefit up to a maximum of £25,000)
