Inventory Of Contents & Condition Of Your Property
It is of fundamental importance that A full inventory of the furniture and effects (Or contents & condition if unfurnished) is prepared once the owner has vacated the property. This we will carry out as part of our letting service to our landlords. From past experience we have found that it is not beneficial to make an inventory list whilst the owners are still in occupation as this can lead to some confusion over which items will remain in the property when they depart. The inventory will then be checked thoroughly on the entry and departure of all future tenants, to ensure that any discrepancies are found and dealt with immediately. In the event of your home being let on an un-furnished basis we will provide a full inventory and statement of condition of the property.
We advise all of our landlords that the inventory is a very important document and should be completed in all forms of tenancy.
Video Inventory
We are pleased to be able to offer Landlords a full video inventory. This service is available upon request. When completed, a copy of the inventory is made available to the landlord for them to keep for their records. Again, please feel free to discuss your requirements with us.
Final Inventory Check
When the tenant has completed their tenancy and vacated the property. We arrange to re-visit in order to compare the inventory signed when the tenant moved in and the property’s current condition. If an issues arise we will ensure that all works are quoted and repairs effected so that any new tenancy is not unnecessarily delayed. We will then advise the outgoing tenant of our findings and deal with any issues that arise.

Inspections
It is of fundamental importance that regular Inspections are carried out on your property on a regular basis. We carry out inspections for you every 10 to 12 weeks if you take our management service. This is then followed up with a written report to you, and a letter to the tenant if they are any issues we require them to address. A Follow up inspection may be arranged to see that required works have been dealt with satisfactorily.
If you are managing the letting yourself we strongly recommend you do the same. Generally Tenants are given at least 5 days notice in writing of our wish to inspect the property. Most tenants realise why this is being done and very little opposition is experienced.
Routine / Urgent Property Maintenance
Usually most of our clients choose our letting and management services. If we are managing your property, we take care of all maintenance requirements on your behalf during the tenancy. The tenant is obligated to ensure that all maintenance issues are advised to Crofters immediately they become apparent. We will then arrange to ask one of our approved contractors to visit the property to ascertain the extent of the problem and to repair and or quote as necessary. It may be that you have your own preferred contractors for certain issues, if this is the case these will be instructed.

Generally we ask for your approval for any quote obtained unless it is an emergency (burst pipe for example) when works will be authorized immediately to avoid any greater damage occurring.
We normally ask you to agree an automatic repair limit with us when we take instructions to manage your home, these are typically in the region of £50.00 to £100.00, although if you wish to be consulted before any repair (except emergencies) then we are quite happy to do this.
Gardens / Gardening
Tenants are responsible for the upkeep of the gardens during their tenancy so it is reasonable to assume that sufficient gardening equipment is left for them to carry out this task. However if a gardener is to be included in the rent agreed this account can be settled by us, out of the rental income, on your behalf. Before commencement of a tenancy, it is advisable that the gardens are left in reasonable order and if required arrangements can be made with a garden contractor to keep them tidy whilst the property is empty. In which case we would ask that sufficient funds are made available to us in order for the work to be carried out on a regular basis, any residue would of course be refunded once a tenant was secured.
