At the commencement of your tenancy you will be required to sign a tenancy agreement. This would normally be an Assured Shorthold Tenancy Agreement except on the case of company tenancies. The tenancy document outlines both Tenant and Landlord obligations during the tenancy.
- Payments of Rent The rent agreed at the commencement of the tenancy will remain constant throughout the term of the lease. Monthly rental payments must be paid on the specified date each month until the expiration of the Tenancy.
- Items Not included in Rent All utilities such as Council Tax, Water & Sewerage, Electricity, Gas, TV Licence and Telephone charges. Payment of these services is your responsibility.
- Regular Inspections If Crofters are managing the property on behalf of the Landlord we will require to carry out periodic inspection on the property every 10 to 12 weeks. Contained within the terms of your lease will be a clause whereby you agree to these periodic inspections. We usually write and give at least 5 working days notice of our requirement to visit. Following the inspection we will write to confirm any matters that were discussed at our meeting.
- Tenancy Termination Approximately 2 months prior to the end of your tenancy you will be served with a Section 21(1)(a) Notice requiring possession of the property. This does not always mean that the landlords requires you to move from the property.
When this notice is served you as tenant have several options, being:
- To Move out of the property at the end of the tenancy.
- To request a ‘Statutory Periodic’ or ‘rollover’ tenancy. This will mean you are still governed by the terms and conditions of the original lease, but that no new tenancy document needs to be signed. There are pro’s and con’s for both tenants and landlords with this form of tenancy and these will be explained when and if the need arises.
- To request a new fixed term tenancy for 6 or 12 months. If this option is agree a renewal fee will be payable of £70.00 + vat to cover the cost of compiling the new document.
Leaving The Property At the End Your Tenancy
We will write to you a couple of weeks before you are due to vacate the property to confirm an appointment to meet at the property to check back through the inventory with you, that you signed on the day you moved in. Please ensure that all your personal possessions are removed from the property by this date and that you have noted any points from our ‘exit notes’ sent to you with the check out confirmation letter.
Any requirements for further cleaning and/or repairs will be discussed with you at this final meeting. If quotes are required we will arrange for these to be done and details passed on to you when they have been received. These cost will be deducted from your Dilapidation Deposit. If works are required please not that you will be liable for an administration charge in addition to any repairs required. This administration fee will be no greater than £50.00 plus VAT.
